Directed by Larry Johnson, the Planning and Community Development Department is responsible for the coordination of development activities for the Town. This includes issuing zoning permits, reviewing subdivision plats and site plans, completing annexation studies and making proposed recommendations to the Planning Board, Board of Adjustment and Town Council.

The Planning and Community Development Department presents the Planning Board with rezoning petitions, zoning text amendments and subdivision plats. Also, the department presents the Board of Adjustments with variance request, conditional use permit applications and zoning interpretations.

The Department is also charged with the administration of Community Development Block Grants which are funded by the state of North Carolina and provide water and sewer improvements. Previously, Valdese has used these grants for the rehabilitation of homes and for water and sewer improvements throughout the community.
